Please note: Some activities like the ropes course and summer concerts are seasonal and may have additional fees. ATV rentals are available through Off Road Adventures, as personal ATVs are not permitted.

Important Information

Check-in and Check-out Procedures

  • Check-in is after 4pm and check-out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • There is a loft area in the second bedroom that is accessed via ladder. This area is not for guest use.
  • The home is monitored by security cameras outside on the corners of the house. No cameras monitor the interior.

Policies and Rules

  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
  • No smoking inside the home. No trace of smoking left outside the home.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Minimum age: 25 years.
  • Children allowed.
  • No events allowed.
  • Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)
  • Guests are not allowed to bring their own ATVs. For information about ATV rentals please contact Off Road Adventures.
  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

Fees and Payments

  • This home allows up to 2 mature, well-trained dogs with an additional pet rent of $25 per pet per night plus tax. Pets other than dogs are not permitted.
  • Firewood for the fire pit may be added at the time of booking under "Additional Fees" after entering payment info or by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.
  • There is an additional $35 per night amenity fee (max $175) in order to maintain the facilities and features in the development.
  • Eagles Nest Winery Day passes are available onsite for $25.00 each. HOURS: Thursday & Friday 4p-10p. Saturday & Sunday 1p-7p. All visitors on premise at winery must be 16 years or older. This is strictly enforced.
  • The summer concerts are open to all guests; there is an admission fee for each person and cash bar for food and drinks.

Parking and Vehicle Information

  • Free parking is available.
  • 4WD/AWD and/or chains recommended during winter (November-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

Utilities and Amenities Access

  • All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals. There is also a starter set of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. Hair dryers are not provided. Towels and linens are provided.
  • The home offers a generator in case of power loss.
  • All Eagles Nest homes have internet, but some areas of travel may not have cell reception.

Safety and Emergency Information

  • The home is monitored by security cameras outside on the corners of the house. No cameras monitor the interior.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.

Construction and Noise

  • Eagles Nest is a community with construction currently taking place in several neighborhoods. Construction noises may be heard 7am-7pm, Monday through Saturday.

Cancellation Policy

  • Bookings canceled 60 or more days before arrival will receive a refund of the deposit.
  • Bookings canceled within 59 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
  • All bookings are subject to a $50 cancellation fee.
